A Notice of Default is the first stage of the foreclosure process.
A Notice of Default is a filing to the county, and a delivery to the borrower
by a lien holder that the start of the foreclosure process is imminent.

You need to know your rights and what to expect.

If you haven't already, you are about to receive a load of mail that will probably scare you out of your wits. Vultures of all sorts are about to ascend down upon you and ask you to sign your deed to them with the promise you can walk away. Some will offer you anything to take your home.
You will still be liable for the house until they record it if they do.
They may rent your home to people and you will not be able to get them out. The problem you have, the loan, is going nowhere and now you cannot even keep your house.
Do not sign away your deed to these slick talkers who offer you a Real Estate Attorney to consult with.
Consult with your own Real Estate attorney!

You have Options and you should choose one wisely and not let your home go to vultures or foreclosure without doing a loan modification at least and
possibly a short sale.
Consult with a Real Estate attorney and a CPA.

The vulture at your door is not a financial advisor. The vulture is not licensed. This is a scam to take your home and make money off of you, and leave you holding the bag. These people are well trained on what to say and to sit and listen and get you to tell your problems and get you to sign away your deed at your most emotional point.

Please at least read up on your options contact HUD and a Real Estate Attorney. Get some advice.

An investor can be anyone, even a criminal.
An Investor will never act in your best interest unless it suits him with a fair amount of money attached.

A Real Estate Attorney has to act on your best interest. This is called a fiduciary.
A Real Estate Attorney is licensed by the State of California
A Real Estate Attorney gives legal advice, lets you know your options and lets you make the decisions.

A Real Estate Agent also has to act in your best interest. This too, is called a fiduciary.
A Real Estate Agent also is licensed by the State of California.
A Real Estate Agent assists you in the buying selling or negotiating a house.

The intent of this page is to warn you of the scam artist that are about
to if not already come your way.

AVOID THE SCAMS!
IT MAY BE WISE TO STAY CLEAR FROM ANYONE WHO CLAIMS THEY ARE AN INVESTOR, OR REPRESENTS AN INVESTOR, WITH FALSE PROMISES OF GETTING YOU OUT OF THIS SITUATION.

Just keep asking yourself...
What's in it for them?
What's in it for me?
Am I still responsible for my loans? YES!
Why does an investor ask me to sign a power of attorney?
Why does an investor want my deed?
Why would an investor want to deed my property to an LLC, aka Limited Liabilities Co.?
What happens when they fail?
What will they do with my property?
What recourse will I have when something goes wrong?
What will they do with my property?
Why would investors be knocking on my door if it were not for some huge financial gain?
Why don't these investors simply go out and buy foreclosures?
Are investors licensed by the State of California?
Does the State of California fingerprint and background check investors?
Does the State of California offer you any protection against these investors?
What kind of business must investors have if they need to have a Real Estate Attorney on speed dial?
